RBI MPC: Repo rate steady at 5.25%. How does it impact home buyers?
The RBI kept the repo rate unchanged at 5.25% in its August policy review after assessing domestic and global conditions. The decision keeps home loan EMIs steady for borrowers while developers watch for better rate transmission and stronger credit flow.

The Reserve bank of India (RBI) has announced to hold the benchmark repo rate unchanged at 5.25% in its August Monetary Policy meeting. The unanimous decision by the six-member panel came amid global uncertainty pertaining to the West Asia crisis.
RBI Governor Sanjay Malhotra said the MPC had taken the decision after a thorough assessment of evolving domestic macroeconomic and financial conditions, as well as the global outlook.
HOW DOES THE UNCHANGED REPO RATE AFFECT HOMEBUYERS?
For homebuyers, this steady repo rate at 5.25% means that existing home loan EMIs will not increase. This will offer predictable borrowing costs and stable financial planning without a sudden spike in cost.
It also becomes easy to lock EMI in current market quote benchmarks for those who wish to enter into home buying.
Dharmendra Raichura, Vice President & Head of Finance at Ashar Group said that “Predictable EMIs improve purchase planning and affordability, while developers benefit from greater visibility in project execution, financing, and long-term capital allocation.”
“The most supportive RBI policy signal for the housing sector would be a continued commitment to price stability, a predictable interest rate trajectory, faster transmission of policy rates into home loan pricing by banks, and adequate systemic liquidity to ensure efficient credit flow,” he added.
On the other hand, developers find this unchanged stance to accelerate the project launches and completion timeline for their projects.
Abhay Mishra, CEO & President, Jindal Realty, said that the steady repo rate offers a sense of continuity at a crucial time for the real estate sector.
"It reassures homebuyers by keeping borrowing costs stable and helps sustain demand momentum. For developers, it provides clarity for planning and execution. Going ahead, policy support and improved liquidity will be key to unlocking the sector’s full potential and ensuring steady, inclusive growth across markets," he added.
RBI KEEPS REPO RATE STEADY THIS YEAR
Following the 25 basis point cut in December 2025 that established the 5.25% repo rate, the Reserve Bank of India (RBI) has extended its policy pause.
Developers are absorbing the current policy standstill to clear existing ready-to-move inventories before committing to new under-construction rollouts.
Rajat Khandelwal, Group CEO, Tribeca Developers, said that the RBI’s decision to keep the repo rate steady at 5.25% gives homebuyers all across a sense of stability amid a period of uncertainty, especially in the premium markets like MMR, NCR, and Pune.
"While borrowers may not see immediate relief in EMIs, the maintenance of stable borrowing costs helps buyers plan better and reinforces market confidence. At Tribeca, we believe that predictable financial conditions are essential for steady real estate growth, encouraging sustained demand and supporting the aspirations of new homeowners," he added.
This has mainly depended on transmission delays and bank margin behaviour.
Whether these macro-policy cuts have meaningfully converted into cheaper retail loans is yet to be observed by the real estate industry.
