What is a prefabricated house? A faster and lower-cost way to build a home
Prefabricated homes are changing the way houses are built. Using Aerocon panels and Bison boards, these homes can be completed faster and at a lower cost than conventional construction.

Building a house usually means months of work, along with large quantities of bricks, cement, sand and water. But a growing construction method is changing that. Prefabricated houses, also known as prefab homes, are built using factory-made components that are assembled on-site. In many designs, Aerocon panels, Bison boards, steel sections and iron pipes replace conventional brick walls, helping reduce construction time and overall costs.
The technology is gaining attention as more people look for affordable and quicker ways to build homes.
HOW ARE THESE HOUSES BUILT?
Instead of brick masonry, prefab houses use Aerocon panels for walls and Bison boards for roofs, partitions, flooring and false ceilings.
Aerocon panels are sandwich panels made with cement-based materials and fibre cement boards. According to the report, they are designed to offer sound insulation and resistance to water, fire and temperature changes. The lightweight core also helps regulate indoor temperatures.
Bison boards are cement-bonded particle boards made from cement and wood particles. They are commonly used for partitions, ceilings and flooring because of their water- and fire-resistant properties.
FASTER ASSEMBLY, LOWER COST
The structure is assembled by fixing interlocking Aerocon panels and Bison boards to a steel framework. Once the main frame is ready, interior work such as flooring, wall finishes and woodwork is completed much like a conventional house.
According to the report, building a prefab house can cost around 30% less than constructing a conventional home, while also eliminating the need for large quantities of cement, sand, gravel and water during the main structural work.
WHERE ARE PREFAB HOMES COMMON?
Prefabricated homes have been widely used in Kerala and several other southern Indian states for more than a decade.
They are increasingly being chosen for compact homes because they can be built more quickly while offering durability and modern finishes.

HOW MUCH DO THE PANELS COST?
The report says the price of Aerocon panels depends on their size and thickness, with costs ranging from Rs 25 to Rs 80 per square foot. Different panel sizes are available based on construction requirements.
